Where can I buy into the Australian Dream?

After the longest bull run in history property prices in Australia face an uncertain future. Many can no longer afford to buy. This leaves a gap in the property Sales-Chain. Without buyers prices are likely to fall. So what to do?

The Australian Dream lives on, but not in Australia. It has moved to other countries. Countries where salaries, property, land prices, populations and economic activity are expanding. Where national growth is above the Global Average [3.0% IMF]. Australia is below the Global Average. According to the Australian Bureau of Statistics [ABS] the Australian economy is expected to grow by 2.0% in 2025: below the Global Average. On top of which the CPi over twelve months to March 2025 was recorded as 2.4%; meaning inflation is greater than growth. Not good news for the Australian property sector. So how to profit from the Australian Dream? The answer lies in other nations where growth is greater than the Global Average.

According to the IMF World Economic Outlook for April 2024, out of the top 20 fastest growth economies of the world, 9 were African. The Australian Dream lives on. Not in Australia. But in Africa. Where can you get Capital Growth and Rental Returns of 12-14%? Not in Australia. In 2024 Phillip Banks visited East Africa: Kenya and Tanzania to explore property opportunities. We found property in Westlands, an up-market centrally located district in Nairobi, offering rental returns of over 12%, with Capital Growth on top.

Robert Salisbury stayed in a two bedroom modern apartment, similar to those built by Meriton in Mascot, Sydney, returning 12%. The property was almost identical to those built in Australia. All the fittings are Chinese and the standard was identical to Australian standard. The property in question would cost $950,000 - $1,000,000 in Australia. In Nairobi, the same property, costs around $170,000 - $180,000.
